Create one comparison sheet
Put every offer into the same categories so an attractive headline does not obscure an inconvenient date or unresolved condition. Ask what each term means in practice. Keep confidential information controlled and make decisions through the proper representation process.
Read conditions for their actual wording
Financing, inspection, document review, and sale-of-another-property conditions can operate differently depending on their text and deadlines. Ask what must happen, who decides whether the condition is satisfied, and what occurs if it is not. Do not infer the effect from a short label.
Understand the deposit without overreading it
Review the amount, timing, holder, and terms with your agent and legal adviser. A deposit is not a substitute for financing due diligence, nor does it answer every question about a buyer’s ability to complete. Ask about the process if the deposit arrives late or a dispute occurs.
Check the cost of the dates
An earlier or later completion may change storage, bridging, mortgage, and accommodation costs. Convert the date mismatch into a practical plan before accepting. Also review possession timing, included items, and any commitments to perform work.
Discuss the rescission rules where applicable
B.C.’s Home Buyer Rescission Period can allow a buyer of an eligible residential property to rescind within three business days after acceptance, with a fee of 0.25% of the purchase price. Exceptions and timing rules matter. Ask your representative to explain how the current rules apply to the specific agreement.
